Since the 1940s, the Port of Seattle has operated Sea-Tac Airport, an economic engine and global gateway for Washington and the entire Northwest region. Open 24 hours a day, 365 days a year, Sea-Tac’s 81 gates see on average nearly 86,000 passengers each day.

It has been 14 years since the Puget Sound Regional Council and the Port completed their air capacity study recommendations, which included a new runway at Sea-Tac. Open since November 2008, the third runway can now accommodate more landings in nearly all types of weather, sharply reducing flight delays.

The only airport in Western Washington with international air cargo service, Sea-Tac is the country’s 20th busiest cargo airport and offers almost 900,000 square feet of cargo warehouse, airmail, and office space. Not surprisingly, air cargo’s forecasted growth will increase the demand on Sea-Tac’s existing facilities. The Port is taking steps to accommodate the growth including expanding and developing airfield parking and staging areas and working to develop Port-owned off-airfield land for future air cargo support purposes.

Sea-Tac Airport is committed to working in close partnership with the airport communities and the private sector to redevelop vacant off-airfield property in an efficient and timely manner. About 270 acres of off-airfield property, located in SeaTac, Burien and Des Moines, is not needed by the Port to directly support the airport’s operations. The Port anticipates making this land available for long-term ground lease and as planning evolves, the real estate development community will be invited to competitively bid on the land over the next several years.

The future Des Moines Creek Business Park, an 89-acre Port-owned site in the City of Des Moines, is located immediately west of International Boulevard. The vision for the site, shared by the Port and the city, is a thriving center for trade-related activity that generates long-term revenue for both entities and takes full advantage of its proximity to the airport. The Port is seeking a development team capable of designing, financing, constructing, and managing a financially successful business park under a long-term ground lease.
The Port’s and Burien’s goal, owing to NERA’s proximity to the third runway, is to transition this largely residential neighborhood north of the airport to an area that supports a mix of airport-compatible retail, commercial and light industrial uses. The Port and Burien are nearing completion on a comprehensive, unifying redevelopment strategy for the area.
